ā€œHeard your dadā€™s company is getting sued.ā€

Zach dove for the ball, slamming his shoulder against the floor. ā€œWhat?ā€

Mike gave him a hand up. ā€œIt was on the CNS dinger this morning. You didnā€™t know?ā€

Zach scowled. As in-house counsel for Stewart & Landry LLC, it was his job to know. Thatā€™s why he regularly monitored the Courthouse News Service, and kept tabs by phone and email. It figured this would happen the one day he headed out the door without checking.

He swiped an arm across his sweaty forehead and readjusted his grip on the racquet. ā€œYour serve.ā€

Another minute passed in silence, punctuated by grunts and the slap of the ball against polyurethaned hardwood and tempered glass.

ā€œSo whoā€™s the plaintiff?ā€ Zach asked when the volley ended.

Mike shrugged. ā€œSome woman claiming CEQA violations.ā€

No surprise there. The California Environmental Quality Act was the bane of every developerā€™s existence, and a cash cow for any shady real estate lawyer who could find a tree-hugger willing to take up the cause.

ā€œDamn leeches,ā€ he muttered.

ā€œWhatā€™s that?ā€

ā€œYouā€™d think people would be grateful that weā€™re infusing life into a sluggish economy.ā€ He struck the ball with such force that it rebounded off the back wall and would have hit Mike if he hadnā€™t jumped out of the way.

ā€œIf not for us redeveloping the area, theyā€™d have nothing but urban blight on their hands. Some of those buildings are barely standing, with so many code violations they should have been razed decades ago.ā€

ā€œHey, donā€™t kill the messenger. If you want to be angry, take it out on the plaintiffā€™s attorney.ā€

ā€œAnd whoā€™s that?ā€

ā€œJudge MacDowellā€™s daughter. Alice? Anna? Something with an A.ā€

Zach drew up short. ā€œAngie?ā€

ā€œAngela. Thatā€™s it. Pretty hot commodity in real estate law, from what I hear.ā€

ā€œYeah.ā€ Zach forced his attention back to the game.

ā€œPretty hot in all respects, come to think of it.ā€ Mike grinned. ā€œThe ass on that babeā€¦ā€

Zach gritted his teeth. ā€œGrow up, would you?ā€

ā€œOh, please. Like you havenā€™t thought the same thing?ā€

ā€œNot about her.ā€

ā€œWhat, are you blind?ā€

ā€œNo. But her sisterā€™s a friend of the family.ā€

Mike blinked. ā€œThen whatā€™s she doing suing you?ā€

ā€œI donā€™t know. But Iā€™m sure as hell going to find out.ā€

The raised voices outside her office gave Angie a few secondsā€™ warning before the door burst open and a glowering Zachary Stewart stormed in.

ā€œWhat is this crap?ā€ He flung a large manila envelope on her desk.

ā€œHello, Zach.ā€ She got up slowly. ā€œI see the process server found you.ā€

ā€œWhat the hell are you trying to pull here?ā€

Angie took her time responding. It wasnā€™t every day that six feet of ripped, fire-breathing male invaded her office. Her gaze slid down the broad shoulders and lean waist. Oh, my. The things he did for a navy pinstriped suit and oxford shirt should be illegal.

By the time sheā€™d worked her way back up to meet his gaze, she could almost feel the anger rolling off of him in waves.

ā€œYou seem a little hot under the collar, Zach. Would you like an ice water to help you cool down?ā€

His blue eyes narrowed. ā€œKnowing you, that water would likely get spilled ā€˜accidentally on purposeā€™ down my suit. No thanks.ā€

ā€œYou overestimate my aggressive tendencies.ā€

ā€œI donā€™t think so. I still remember how you negotiated your sisterā€™s settlement. You could teach a Doberman a thing or two about aggression.ā€
She folded her arms across her chest. ā€œRoger and your dad started S&L together. It was only fair that Rogerā€™s widow get compensated for his share of the company. And in case you forgot, there was no buyout agreement in place when he died. I wouldnā€™t have had to push so hard if there had been.ā€

ā€œA buyout agreement wouldnā€™t have covered all the legal problems Roger caused,ā€ Zach retorted. ā€œIn case you forgot, he was dabbling in suspect investments on the side.ā€

Angie bit her lip. Zach didnā€™t even know the half of it. Luckily, Eva had managed to emergeā€”with Angieā€™s helpā€”from the legal and financial nightmare following her husbandā€™s death. Sheā€™d had to sell her house and scramble for a job, but in the end, everything had worked out for the best.

Zachā€™s voice interrupted her thoughts.

ā€œIn any case, thatā€™s over and done with. But thisā€”ā€ he leaned forward and jabbed a finger at the paperwork heā€™d tossed on her desk ā€œā€”is ridiculous, and you know it. S&L has jumped through all the regulatory hoops mandated by state and local government. Your client had plenty of time and opportunity to voice her concerns. The Environment Impact Review was released for public comment over a year ago. And in that time, the city council, planning commission, and rent control board have held dozens of hearings. Everyoneā€™s objections were duly noted and addressed.ā€

ā€œYouā€™ve got to be kidding me. The objections were swept aside and ignored. A de minimis change in your developmental agreement that doesnā€™t trigger further review of traffic and environmental impacts makes a mockery of the whole process. The city council basically rubber stamped whatever plans you put in front of it, with complete disregard for the residentsā€™ concerns.ā€

ā€œEverything S&L did was by the book,ā€ Zach said.

ā€œMaybe in your view, but my client sees it differently. And at this point, the only way to get the city council to sit up and take notice and hopefully redress her grievances is exactly this.ā€ She nodded toward the manila envelope between them. ā€œAnd while the courts re-examine everything, the injunction weā€™re requesting will at least prevent you from demolishing my clientā€™s home.ā€

He scowled. ā€œThis is extortion, plain and simple. S&L made a more than generous offer for relocation payments to the residents. Your client was the only one who refused to sign.ā€

ā€œShe had good reason.ā€

Zach took a deep breath. ā€œLook, letā€™s cut to the chase here. What will it take for this to go away?ā€

ā€œIf youā€™re asking me that, you obviously havenā€™t read our complaint carefully enough. Itā€™s all spelled out in black and white.ā€

ā€œI read it,ā€ he said. ā€œAnd itā€™s complete bullshit.ā€

Angie shook her head. ā€œFor shame, counselor. Is that the kind of language they teach you at Harvard Law?ā€

A muscle ticked in his jaw. ā€œAngieā€¦ā€

ā€œYou know the drill, Zach. Thirty days to file your answer.ā€ She ushered him toward the door. ā€œIā€™ll see you in court.
